Working With Walker Realty

• You work directly with a professionally licensed and insured Real Estate Broker! Performance and additional education are required of all Brokers. Experience Matters and makes a difference.

• I keep you informed about changes in the market and follow up at least once a week with progress updates through your preferred means of communication.

• I handle all the follow-up upon a contract being accepted including mortgage, title, inspection, contingencies, and other closing procedures.

• I attend and assist in all closing of escrow activities.

• I notify you personally of the recording of the deed and arrange for the delivery of your check at closing.

• Submit your home to our local MLS, UtahRealEstate.com. Publishing your home to the WFRMLS presents an offer of 3% to any cooperating REALTOR® who brings a qualified buyer to purchase your home. That potentially puts over 5000 REALTORS® to work for us; one of them may already have a qualified buyer for your home.

• I register a unique website domain name (URL) that will lead prospects directly to your listing. The website will be displayed on your property with a sign rider and incorporated in all marketing materials.

Why should I list my home with you?

Experience. Expertise. Track Record. You work directly with me, the Broker/Owner. Over 15 years of doing the right things at the right time. Honesty. Integrity. I have the experience and knowledge to advise you correctly on how to present your home. I will tell you the things you need to do to make your home more salable, what to spend money on and what not to spend money on.

My focus is on doing the best job I can for my clients by putting myself in their shoes. I have many, many client testimonials that support this. Doing these things correctly will get you more money in shorter time.

Can I save more money if I buy and sell through you?

Absolutely! If you are selling more than one house or plan to both sell and buy (new or resale), ask me about my Client Rewards Program.

How long is your contract for?

Average time on the market plus 30 days, give or take. Other factors are taken into consideration. I give you an “Easy Exit” guarantee that says if I’m not living up to your expectations I will let you out of the contract with 24 hours’ notice.

How can I cancel my contract? 

With 24 hours’ notice. If something changes, you no longer need to sell or are no longer satisfied, my Easy Exit guarantee lets you out. Of course, I want to know why and what I could be doing better, but that is my promise.

Are there any other fees? Hidden or otherwise? 

NO! In fact, you only pay me when I sell your home.

How much is my home worth? 

The real question is “What will my home sell for?” The value of your home is in the eyes of the buyer and will depend on the condition and location of the home and current market trends.

How do I price my home? 

I will tell you what you need to hear...not what you want to hear. I do a CMA (competitive market analysis) that is basically the same thing as an appraisal, with no fee charged. Appraisers use the same data and basic approach as I will. Many things come into play when pricing a home; Current market data, sold comparables, competition, and condition. We will review all of these and set a price that will bring offers.

Do I need an appraisal? 

Probably not. As a professional, I look at the same things an appraiser would look at to determine value. However, in rare cases, an appraisal may be recommended.

You just want to sell my home cheap to get a quick sale! 

It is a documented fact that homes that take a long time to sell always sell for less. Properties that are priced correctly and in top condition will always sell quicker and for more. Like anything else, it’s comparison shopping, it’s how buyer’s and their agents see the home in the marketplace. Buyers in the market recognize real value quickly when they see it.

Are you going to bring the buyer? 

Maybe. I will personally show your home at every opportunity, but most likely the buyer will come from the offer of cooperation we make over the MLS. Buyers are smarter these days and realize that having their own representation in the transaction is the smarter thing to do. Additionally, we focus on selling your home to the real estate community.

How much do you charge? 

6%. Again, you have no upfront costs or additional transaction fees from me, and you only pay when I sell your home.

Why do you charge so much money?

Like any great business, there are costs to providing exceptional service. Costs include office overhead, taxes, insurance, on-going education, advertising, marketing, etc. I bear all the risk and cost to sell your home upfront. I get paid for what I know AND what I do. And finally, I only get paid if and when your home is sold. 

Who pays the other agent? 

I do. When you pay my commission that is all you pay. When I make that offer of cooperation over the MLS, I am offering to cooperate or share my commission with any REALTOR® who may bring a buyer for your home.

How long will it take to sell my home? 

Our goal will be less than average market time, but price, condition, how easy it is to show your home and the market itself all play a role.

I heard that there are limited service agents who charge less. Why shouldn’t I hire the cheapest agent?

Sellers don’t need an agent just to sell their house. They need an agent to sell their house for more! If your property would sell for the same price no matter who sells it – it probably would be in your best interest to sell the home yourself. In that case, why pay an agent? The fact of the matter is I can sell your home for more. I have the track record I do because I am an expert at pricing the property (using a specific supply-demand analysis prior to even looking for "comps") and an expert at creating the greatest amount of exposure for your property.

It is the evaluation of what information means to the marketing of a home that matters. X-rays mean nothing until they are evaluated by a competent doctor. Similarly, knowing what the market is doing in any area affects both the marketing time and value. Factors like area, demand, condition, pricing, accessibility, and agent choice all affect a home’s time on the market.

If we list with you, will my home be on the internet?

Absolutely! All of our advertising and marketing materials feature our website address. Your home will be promoted and syndicated on many, many major internet sites (See the written marketing action plan). According to the National Association of Realtors "Profile of Home Buyers and Sellers", almost 90% of home buyers use the internet to search for homes and properties.

If we list with you, will we be on the Multiple Listing Service (MLS)?

Again, absolutely! Any agent who does not place your home on MLS is doing you a huge disservice. With over 6,000 agents in the valley and 13000 agents in Utah, it is important to tap into that agent base of buyers. Also, if you are not on MLS you cannot appear on Realtor.com, the number one real estate site on the internet.

Shouldn’t I pick an "area specialist" to sell my home?

There are agents who focus primarily on one geographic area or neighborhood. But buyers come from all over the valley and country, not just from that small neighborhood. So an area specialist usually really means "listing agent" in the area. Many years ago the real estate business was successfully composed of lots of small "boutique" offices - where companies did specialize in a certain area or part of town. But computers, the Internet, and cell phones have changed that aspect of the real estate business. Now the important points in selecting an agent are experience, track record, and marketing skills.

How long does it take to get my home on the market?

Once I have a signed listing agreement and a spare key, I can have your home on the market within 24 hours, many times, before the day is over. However, it may take a day or two for the sign and sign riders to be installed.
